Mortgage Sales Manager

Sales Manager is responsible for managing operations of sales personnel and / or an entire Branch Office. It is essential that loan production and loan quality targets be met. Manage branch staff activities in originating, processing and closing of residential mortgage loans within the branch, as well as manage the relationships with other departments. Sales Manager is responsible to recruit, hire, develop, train and supervise employees of the branch. This is an originating position. Sales Manager is allowed to originate and perform functions as a loan officer.
Position Accountabilities
? Manage sales personnel and / or operations of a Branch Office.
? Recruit and hire loan officers, branch operation manager (if applicable), processors, and administrative staff for the branch.
? Supervise employee performance and administer discipline as appropriate, up to and including termination of employment.
? Motivate staff to achieve maximum production levels.
? Stay abreast of new government requirements, real estate laws and policy changes within the company.
? Supervise those interviewing home loan applicants, the processing of loan applications and monitor quality of loans originated by loan officers.
? Monitor loan officers' compensation plans and ensure they are aligned with Company requirements.
? Supervise those pre-qualifying loans to ensure they are marketable and compliant with underwriting standards.
? Devise strategic plan to expand market share and solicit new residential business through contact with builders, developers and realtors in the branch's sphere of influence.
? Ensure HMDA reporting is maintained in a timely manner and accurate.
? Manage the Branch's residential mortgage loan originations pipeline to ensure it is being handled correctly.
? Maintain proficiency in all products, systems, policies and procedures.
? Work with other department heads and staff to achieve overall goals (i.e. Secondary, Underwriting, Closing, Accounting, Human Resources, Compliance and Quality Assurance, etc.).
? Responsible for the origination and timely closing of quality loans as measured by the quantity and nature of underwriting conditions, the frequency of closing exceptions, closing cost cures, customer surveys, quality control exceptions ratio, early payoffs and early payment defaults.
? Network by participation in bank sponsored and / or industry and referral partner events in trade, social and civic functions.
? Sales Manager can approve or deny loan officer price concessions requests, if allowed by Corporate.
? Other duties as assigned.

Position Qualifications
Education & Experience
? Bachelor's degree or equivalent residential mortgage experience.
? Minimum of 3 years' experience in residential mortgage origination.
Knowledge & Skills
? Working knowledge of residential mortgage loan products in current market, including those subject to FHA/VA regulations, conventional loan requirements and real estate laws.
? Excellent written and oral communications skills.
? Proven ability to read, write and communicate at a level consistent with the requirements of this position.
? Strong familiarity with underwriting guidelines.
? Ability to work flexible hours and willingness to travel.
Salary offered will be based on several factors including but not limited to education, work experience, certifications, etc. This position is also eligible to participate in either an applicable incentive compensation plan for the position or a discretionary profit-sharing bonus program.
